IPD - Integrated Project Delivery

What is IPD?
IPD is where the project has: Designer, Engineer, Materials, Contractor and Certification Consultants all in on the project from the start. Not like the traditional: "Design-Bid-Contractor-Bid to Subs-Build" method. We bring in as many people as we can on the initial "Design Charette" in order to get everyone's input from the start, so that there are no problems once we start the Build-Phase.
What kind of financial impact does this have on projects, compared to the "old-way"?
According to the AIA's AEC industry research data, when a project is done using this methodology, it stands to LOWER contingency costs from an industry average of 10%, down to 2-3%! In other words, once the project reaches the construction phase and hammers are making noise, there are much fewer, expensive, "Change Orders" to deal with that will drive up costs, -typically over budget. To deal with that fact, IPD was developed.
So just how does it in fact work? Why not just bid on things to get the best deals?
That would be the short-term solution, and it would incur around 10% in over-run costs, per the data mentioned above.
How it works is this: The Team is committed to from the onset of the project, before the design even starts. This start-to-finish commitment empowers the members of the team to now search for better solutions that will save everyone time and money.
Then the process looks something like this: The architect or designer puts out an idea of what they want to accomplish per the client's wishes. The Structural Engineer and General Contractor, along with any other consultants (permitting, green certifications, materials, subs, etc.) would chime in and say things like: "IF you do it this way, not that, then you could save THIS amount in time and money, and have a better aesthetic, too!" The SE would then say: "If you use this method here, you can get better ____ by doing it this way, too!"
-I think you get the picture. Basically, it creates a sense of team work, since ALL are in it to SAVE EACH OTHER money! Not just themselves! Larger projects (hospitals, etc.) even use a legal instrument that commits all on the team to participate in the overall financial benefits of the project (proportionally, of course) in return for their coordinated efforts to aiding the other team members in the successful completion of the project.
